Average Rents Drop 4% in July as Rental Market Shows Signs of Stabilization
A recent report from Rentals.ca and Urbanation reveals that average national asking rents fell 4% in July compared to the previous year, marking the 22nd consecutive month of annual declines. The average rent now stands at $2,037, with a broader 7.5% drop over two years. However, July’s decline was the smallest since February, and monthly rents rose 0.2%, reflecting four straight increases. Urbanation president Shaun Hildebrand notes that while annual declines persist nationwide, seasonal demand ahead of back-to-school periods drives short-term rises. Toronto remains a key market, with apartment and condo rents up 1.6% month-over-month to $2,577, though annual declines here were minimal at 0.6%. Vancouver led the most expensive markets at $2,677, down 4.5% year-over-year, while Calgary and Edmonton also saw significant drops. The report highlights tightening supply in Toronto as fewer new units enter the market, suggesting a potential turnaround after two years of declines. Secondary markets like houses and townhouses faced the steepest annual drop at 7.5%, underscoring ongoing challenges in affordability.
